You walk in through the entrance to find exposed beams and a woodburner immediately setting the tone. This three-bedroom, one-bathroom semi-detached house opens onto a beamed living and dining room with a wood-fired stove, then flows into a south-facing sun room that overlooks the River Yare. The kitchen is properly equipped for cooking—induction hob, electric range, dishwasher, combi microwave—with a breakfast bar and a stable door leading to the enclosed rear garden. Ground floor has two single beds and a full bathroom with walk-in shower. Upstairs, the main bedroom is a kingsize with its own toilet, and the third bedroom is a double.
The garden is tiered and lawned, with a patio area and seating. There's parking for multiple cars on the property. Essentials like heating, electricity, bed linen, towels and Wi-Fi are all covered, and logs for the woodburner are provided. One dog stays free. One dog maximum. Smoking is not permitted.
Reedham is a conservation village with two pubs (one serves food and is very close), a shop, café and fish and chip shop. The railway station connects to Norwich. The river opposite—about ten yards away—is unfenced, and the garden requires climbing nine steps to reach it from the house. Walking, cycling and birdwatching are immediate from the door.
