Cawston village is minutes away on foot, with a shop, café and pub all within easy reach. The Pump House itself occupies a converted railway building—originally the goods shed and pump house—sitting alongside the old trackbed, which is now Marriott's Way: a 26-mile footpath, bridleway and cycle route that runs between Norwich and Aylsham. You can step straight onto it from the garden. The route follows the disused Great Eastern Railway line through countryside rich with wildlife and linked to further trails across the region.
Everything is on the ground floor: an open-plan living and dining space with French doors to an enclosed garden, a kitchen equipped for proper cooking, a bedroom with a zip-and-link super king bed (or two singles), and a wet room with shower. The property is entirely yours, with private parking for two cars, Wi-Fi, and heating via an air-source heat pump with underfloor heating. Bed linen and towels are provided. A covered well from the original pump house, now viewable through safety glass, remains as a distinctive feature. No smoking is permitted.
The location suits walkers and cyclists of all levels, with suitable surfaces along much of Marriott's Way for those with mobility concerns. The North Norfolk coast is 14 miles away; National Trust properties Blickling Hall and Felbrigg Hall are nearby, as are the Thursford collection and its seasonal Christmas show. The Norfolk Broads are also within reach for a day out.
