About The Holly Tree
The Holly Tree suits travellers after an unfussy, adults-only stay rather than a full-service hotel experience. It works well for couples visiting Cambridge, or solo guests who want a quiet base without extra frills, thanks to its straightforward setup on Topcliffe Way.
Rooms are modest and comfortable, each with an en-suite bathroom, free Wi-Fi and a smart TV, plus the option of drinks in the room. Breakfast is included, and there's a garden with outdoor seating for relaxing outside, along with an on-site spa and sauna for guests wanting to unwind further. Reception is staffed around the clock, and free on-site parking is available for anyone driving in.
The pubs, restaurants and other eateries nearby mean there's no shortage of places to eat within easy reach, and entertainment options are close at hand too. It's a fitting choice for guests who value a peaceful, private stay over a lively hotel atmosphere.

What a wonderful place! I stayed for a conference at the MRC and felt this was about as good as it gets for the UK. Ruth is the best host ever, and helped me more than I would expect for a B&B host especially on the day of my departure. The room has the essentials, is well cleaned and maintained, the included breakfast is serviceable (has gluten free for those who need it), and the shared bathroom wasn’t ever an issue. This may vary by room, but at least I only had to share it with one other person. If I come back to a conference at the MRC, I will try to book another stay here! I will note that the heatwave made my room and the rest of the house particularly warm, but it is hard to criticize because it seems most of Cambridge doesn’t have AC (shops, restaurants, etc). I will also note that if you are only on foot, almost every shop or restaurant is a hike away - so be prepared to walk. If you want to go to the MRC though, this is one of the closest accommodations which is fantastic.

Stayed overnight as I had an interview at Royal Papworth Hospital this morning. The location was cosy and quiet - ideal for me as it was within walking distance of where I needed to go. The room and shared bathroom were very clean and tidy - perfect setup for a solo traveller like myself. The kitchen and dining area were also great, but I did not need to utilise those facilities. The hosts are welcoming and helpful (including the two cats). Overall, I had a wonderful stay and would happily return if I visit Cambridge again.

I have stayed at the Holly Tree on multiple occasions for work purposes. The room is comfortable, well decorated and clean. Ruth is a very kind host, very welcoming and available when needed, without being interfering in any way. Location is quiet and peaceful, and a decent distance from Cambridge city centre.

I can’t describe how much of an amazing stay we had here. Ruth was the ultimate host, welcoming, warm and attentive, it felt like I was staying with my own mother. The rooms were cosy and very clean, with a lovely view of the garden. I’m not much of a breakfast person but the spread was delicious I just couldn’t resist! Would definitely advise staying here if you are visiting Cambridge. 11/10.
