Park Cottage is a substantial five-bedroom house on the edge of Kirdford, a leafy village in the north of West Sussex. You arrive into generous ground-floor living space: a sitting room with woodburner and smart TV opens through French doors onto a patio, while the dining room has its own fireplace and access to the garden. The kitchen is properly equipped for cooking, with electric oven, Rayburn, dishwasher and all the basics. Downstairs also contains a utility room with washing machine and tumble dryer, a hallway with a single sofa bed, and one bedroom with two single beds and an ensuite bath.

Upstairs, four more bedrooms provide the remaining sleeping space: one kingsize with freeview TV and ensuite, two further kingsize rooms, and a fourth with two single beds. A separate family bathroom serves the upper floors. Parking for six cars sits to the front; a covered carport houses a table tennis table and equipment. The gardens wrap around to the side and rear, facing out over fields and woodland beyond a south-facing patio furnished for outdoor dining. There is also a firepit and barbecue. Bed linen, towels and wi-fi are included. The cottage does not allow smoking.

Kirdford itself is about a mile from the South Downs National Park, and the Wey & Arun Canal at Loxwood is a ten-minute drive. A 17th-century pub lies within walking distance, with a 15th-century gastropub a little further on. The village has a recreation ground with tennis court and football pitch.

We enjoyed a great family weekend at Park Cottage. It comfortably accommodated 11 of us. It is very well equipped and was clean. It is a charming place, so quiet. I think we saw one other person in our whole time here. Excellent , recommended.

We had a fabulous time at the cottage set in a remote area with wonderful views. Great value for money!! for what you get for the space for 10 people. It is the 2nd time we have been as a family and are looking at going again. Owners are lovely people to correspond with and very fair. A great weekend had by all!!!
