Falmouth's working waterfront, gallery scene and restaurant quarter are all within five minutes on foot of Erin Lodge. The Prince of Wales Pier runs ferries to Flushing, St Mawes and Truro, while the Royal Cornwall Yacht Club sits nearby. For a different kind of outing, the Helford River and Roseland Peninsula are reachable by boat from the same pier. Beyond these immediate draws, the town has water sports, independent shops and a strong sense of being an active harbour rather than a themed attraction.

The apartment occupies the first floor of a Grade II listed building with views across Falmouth Harbour. All three bedrooms and both bathrooms are on this level. The main bedroom has a kingsize bed and ensuite; the second bedroom is also kingsize; the third is a double. A sofa bed in the living room extends capacity if needed. The kitchen is fully equipped for cooking—electric oven, gas hob, dishwasher, washing machine and dryer are all here. A private garden comes with the property, and the essentials like linen, towels, heating and wifi are included. No smoking throughout.

The owners have furnished the spaces with pieces and homewares from their local shop, so the interior has a collected, colourful feel rather than corporate rental-flat blandness. The place suits groups of six, or fewer people wanting more room to spread out. Children under five are not accommodated, except infants in arms.
