Newquay's coastline draws surfers, walkers and families after the same thing: direct access to sand and sea. Manor House sits on National Trust land near West Pentire, a quiet spot 300 yards from the beach by cliff path. The 15th-century property is self-contained across two floors, with a sitting room on the first floor positioned to catch coastal views, plus seven bedrooms split between ground and upper levels. Four bathrooms serve the sleeping space. The kitchen is fully equipped for cooking from scratch—oven, hob, dishwasher, washing machine and tumble dryer all present. An enclosed garden with seating and a barbecue opens from the house; parking for three cars is on site.

Bedrooms vary: doubles of 4ft 6in, singles of 3ft, and one bunk bed of 3ft. Bed linen is included, along with Wi-Fi and heating. The property sleeps 13 and welcomes one pet. No smoking throughout. This is the sort of place groups come to—a full house rather than scattered rooms, with the space and facilities to manage a week together. The surrounding landscape is pure walking country; pony trekking reaches beaches at Porth Joke and Holywell without road crossings. Rock pooling and cave exploring happen at your doorstep. Perranporth, known for its wide sand and summer lifeguards, lies 10 miles south. Arrival is after 16:00, departure before 10:00.

We stopped on cottage adjoined to the house, but all the same really except the house sleeps more has better views, walled garden and room for more cars. Ideal spot, dog friendly surrounded by coastal paths and in-between two beaches both within easy walking distance. Pub next door and spa over the road how can a holiday cottage be better located. Facilities at property are second to none, beds are comfy and ample parking for 2 cars. Secure courtyard to sit-in and solid gate to road safe for children and dogs. Hope to return next year. Always enjoy staying here. Sleeps loads, really pretty house and surroundings. Close to two amazing beaches, and a stones throw from a large pub or a boutique cafe / spa.

Have stayed at the Manor House a couple of times now and will definitely be back again as soon as we can. The location is ideal for both Pollyjoke and Crantock beaches as well as lovely headland walks, whilst also being away from the peak season crowds in the centre of the village. A stones throw from the house is a pub (with a great view!) and the C-Bay spa which has a great cafe and restaurant (and good scones!). The house is clean and well kept, with a good mixture of authentic original features alongside new fixtures and fittings.
