Swallows Loft is an 18th-century barn conversion arranged around a courtyard on an active farm in the Derwent Valley. The setting means you're genuinely rural—chickens roam the gardens, farm life carries on around you—yet Matlock is nearby, and Bakewell, Carsington Water and Chatsworth are all within reach. The property draws water from a natural spring on the land.

Inside, there are three bedrooms sleeping seven: one with a four-poster king and ensuite, one with a king and single bed, and one with two singles. Two bathrooms serve the rest of the property. Downstairs, a kitchen with electric and gas cooking opens to a courtyard through French doors, with a separate dining and living space. The essentials are covered—heating, linen, towels and Wi-Fi included—plus there's a shared utility room with washing machine and tumble dryer. One dog stays free. An enclosed garden, parking for two cars and bike storage are on site. The property is non-smoking.

Stayed at Robins Nest and have to say what a charming location. The owners have obviously paid a lot of attention to detail, ensuring that you have everything needed for a short break, even providing dishwasher tablets and washing up liquid. All pots and pans for the kitchen and facilities for cooking complete meals. Sitting outside having dinner in the evening sun where all you can hear are the birds, absolute heaven.

Stayed at barn owl cottage. It's absolutely beautiful there was nothing better than having a cuppa sat outside at 6am and looking at the view.. cottage was clean but needed a few things while you stay there like bin liners salt pepper ect as it's not really the things you think of taking on a full seven days away with kids.. Definitely need transport as the cottage is remote.. Better sign post world be great getting there as it's difficult to find.. Never met the host which was very unfortunate.. Not so sure I'd stay again 🤷🏻‍♀️

We have just come back from a lovely few days at barn owl cottage. The cottage was very clean and had everything we needed, and the beds were so comfy. It was so cosy & warm in the evenings. We walked into cromford Village about 5 mins walk and matlock baths, which takes about 25 mins. Mekala, who works on the farm, was lovely really helpful and showed us all around the farm and answered all our questions. We would definitely recommend barn owl it was such a relaxing, peaceful break.
