Berkeley

Kippford is a small coastal village in Dumfries and Galloway, and Berkeley sits in an elevated position overlooking the estuary. The whole property is yours for the stay, arranged across one ground floor with three bedrooms, each with its own ensuite bathroom. All three beds are kingsize, and there's a fourth shower room as well. The layout centres on a spacious open-plan area with living space, dining area and kitchen flowing together, with patio doors opening onto a balcony where the views across the water become the main feature.

The kitchen is fully equipped for self-catering, with electric cooking, dishwasher, microwave, coffee machine and wine cooler. A woodburner in the living area provides warmth when needed (initial fuel is included), and there's a second living room with smart TV if you want separate spaces. A utility room with washing machine and tumble dryer means you can manage laundry during your stay. Wi-Fi, electricity, bed linen and towels are all included, along with a welcome pack. One dog can stay free.

Outside, there's a front garden with seating areas and a balcony with garden furniture. Private parking fits three cars, and there's a bike store. The garden is steep and not fenced, so children and dogs need supervising. Check in is after 4pm and checkout before 10am. No smoking inside the property.
