Morven Annexe sits in Exton, a village within reach of some of East Devon's best outdoor pursuits. The River Exe Cycle Trail starts a ten-minute walk away—26 miles of traffic-free cycling linking Exmouth, Topsham, Lympstone and Exeter. The South West Coastal Path is also nearby, opening up the Jurassic Coast's 95 miles of cliffside walking towards Dorset. Exmouth beach lies 5 miles south; Topsham and Lympstone are 2 miles away by car or bike. Dartmoor National Park sits within 30 minutes' drive if you want moorland and open country.

The property is a self-contained two-bedroom, two-bathroom home with its own parking. Ground floor has a living room with a 42-inch TV, a kitchen equipped for proper cooking, dining space in the conservatory, and a bathroom with a bath and shower. Upstairs are two bedrooms—one with a kingsize bed and one with two singles—and a shower room. The annexe is heated throughout and has wifi; bed linen and towels come as standard. A patio garden and rear garden with seating and a charcoal barbecue face onto open space, good for an evening meal outdoors. The property is available to holidaymakers and families only. No smoking.
