Beech House opens into generous accommodation spread across two floors. On the ground floor, a suite of living spaces—smart TV lounge, snug with woodburner, cinema room with projector and pool table—gives groups the comfort of spreading out. The kitchen handles serious cooking with an Aga and electric oven, plus wine cooler and coffee machine. Beyond the dining room and utility room lies an enclosed rear garden with patio seating, barbecue, firepit and a hot tub that holds seven.
Upstairs, five bedrooms serve different sleeping arrangements: one kingsize with a double sofa bed and ensuite shower; two further doubles (one en-suite); a kingsize; and a twin. A shared bathroom with bath and cubicle shower supplements the two ensuites. Three fully-equipped bathrooms and heated towel rails throughout mean no queuing. Wi-Fi, heating, electricity and linen are covered; one well-behaved pet stays free. Parking fits five cars; travel cots and highchairs available on request.
The property sits near Wainfleet, where a supermarket, shops, takeaways, pubs and a railway station cluster within a quarter-mile walk. The station connects to Skegness for a traditional seaside day out, or further to Grantham, Nottingham and Boston. No smoking inside. Families, friend groups or multi-generational gatherings will find the scale and mix of entertainment and sleeping space suits extended stays.

Stayed at this amazing property as a group of 11, age range 19-54 and 2 dogs, for 3 nights (Friday-Monday). From initial contact with Katherine the owner and throughout our stay any messages were always answered. Booked direct and got a much better rate and a more personable touch. The house is of such a size that you are never on top of each other, plenty of space to be together or chill in another room. The large dining room allowed us all to eat together. The games room was our favourite room, pool table, darts, so many board games, the big screen projector, what’s not to love! Bedrooms were all of a decent size, especially the master suite, with walk in wardrobe and en-suite shower room. We had the bed settee made up and it was very comfortable, just like a normal bed. The large hot tub was very welcome, under cover and sheltered even if bad weather. The garden is enclosed and very dog friendly. There are lovely walks close by and the train station just a few minutes walk away. The Co-op is a stones throw away should you forget anything. All in all a fabulous place to stay…a home from home with a lovely family feeling. What’s not to love 🏡 🥰 🐾

I really enjoyed my stay here. The house is lovely, very nicely decorated with good quality furnishings. The kitchen is big and makes for a great place to congregate. There is an Aga in there so it is always nice and warm. You have all the kitchen equipment you could ever need for your stay, including a bean to cup coffee machine! Two nice size sitting rooms with double sofas and log fires, both with smart TV's. Large dinning room and a games room with pool table, darts, and projector. There were 10 of us with 6 being young adults (18-21), this set up meant that we all had our own space to do our own thing which made a difference. All the bedrooms are a good size and beautifully decorated. The hot tub is big and the garden is a decent size and secure for our dogs. There is also an electric car charger which really helped me. Wainfleet itself is ok, there is a Coop about 50 metres away, the Chinese takeaway is good (cash only). There are a couple of pubs in the village as well. To be honest, the house is that nice that if you stock up with food and drink, you may never want to move from there....well done.
