Wainfleet sits inland from the Lincolnshire coast, but Skegness and its Blue Flag beaches are only a short drive away—close enough for a day trip, far enough to feel separate. The village itself has pubs, shops and a railway station; nature reserves at Gibraltar Point and Frampton are within reach for walks and wildlife spotting. A mile south, the River Steeping offers bank fishing. Royal Oak Cottages occupy the site of the former pub, converted to modern standard with underfloor heating throughout and a wood burner for comfort.

This three-bedroom property sleeps six across a zip-and-link arrangement in bedroom one (two singles that can be joined), kingsize beds in two and three, and a second bathroom with bath and shower. The ground floor has an open-plan living and dining space with smart TV, a kitchen fitted with electric range, dishwasher and microwave, plus a utility room with washer-dryer. Essentials like electricity, bed linen, towels and wifi are covered. One or two cars can park on the property; a small lawned garden to the front is shared with other cottages on site. One well-behaved pet is welcome. No smoking indoors. A travel cot, highchair and stairgate are available to request in advance.

We have just recently stayed in the malt house for a week we was away with our grandson visiting skegness, we were absolutely amazed at how beautiful the cottage was it was so modern comfortable and cosy and spotlessly clean, we have been away in various cottages and lodges around the country but we must say this is the best place we have stayed, the beds and pillows are amazingly comfortable the best nights sleep ive had in a long time, the cottages are situated in a peaceful little village were there is a friendly family pub 2 mins down the road that serves gorgeous homemade food a lovely sleepy village, we loved it here so much we have just rebooked for Xmas ❤️ Also zoe was so kind and helpful ☺️ when messaging her and helped us in any way she could a beautiful perfect place 😍 ❤️

We loved our stay at the beautiful Malt House. It was very beautiful, clean, well-maintained, and matched the photos perfectly. It looked just as stunning in person as it did in the photos. The smart mirror in the bathroom was a fantastic feature that we thoroughly enjoyed. The beds were incredibly comfortable. We had the best nights sleep here. The location was peaceful and convenient, with a nearby Co-op and Skegness just 10 minutes away. Uber's availability was a plus. Wainfleet Train Station it’s just a few minutes away from the cottages. We had a wonderful holiday and we will definitely rebook. Zoe was a responsive and helpful host, making our experience even better. Highly recommended for a relaxing and luxurious getaway.

Arrived here Friday evening in the 3 bed property. The place was immaculate and beautifully furnished to a high standard with everything and more that you need for a home from home holiday. Lots of restrictions relating to the dogs in the property but manageable. The village has everything you need at hand, 2 pubs, Cantonese takeaway, kabab and burger house and a co-op. A 15 minute journey to Skegness and all local supermarkets.
