A budget-friendly seafront hotel on Eastbourne's Grand Parade, suited to travellers who want sea views and a big breakfast without a big bill.
About The Burlington Hotel
The Burlington Hotel suits travellers after a straightforward, affordable seaside break rather than a polished five-star stay. Set on Grand Parade in Eastbourne, it puts guests within easy reach of the seafront, with sea views from the hotel itself and plenty of walking and cycling routes nearby for those who like to explore on foot or by bike.
Rooms come with en-suite bathrooms, and family rooms are available for those travelling with children, with drinks in room and a lift for easier access. The restaurant and bar cover breakfast and evening meals, with a snack bar and packed lunches for guests heading out for the day, and breakfast in particular gets consistent praise for its range. That said, some rooms have been reported as tired around the edges, and hot water has occasionally been an issue, so this is a place better suited to guests prioritising value and location over polish.
Staff are frequently described as friendly and helpful, which goes some way to smoothing over the rough edges. Free on-site parking is available, pets are welcome, and the surrounding area offers golf, fishing, watersports and entertainment, plus pubs and restaurants within easy reach for evenings out.
What guests say
Beautiful hotel in a perfect location, right along the promenade and just a short walk from the pier. The room was clean, spacious, and very comfortable. The staff were friendly, kind, and always helpful. Both the dinner and, especially, the breakfast were delicious, with a wide variety of dishes to choose from. We highly recommend this hotel and would happily stay here again.

I booked a superior sea view room and was given a room with literally no view (see photo). When I questioned it, staff said my booking only stated “view,” not “sea view,” which is misleading considering the price I paid. The room itself was unacceptable. The window couldn’t be opened due to heavy pigeon droppings outside. It was dirty, smelly, and poorly maintained. I asked to change rooms and was told none were available, but to check again the next day. When I returned, they acted like they didn’t know me and again said no rooms were available. I paid for one of their more expensive superior rooms, yet received worse than what some guests got in cheaper rooms—with far better views. That is completely unfair. For the price—especially over a weekend—this was not worth it at all. There are better hotels nearby like The Cavendish, The View, and The Majestic for the same or even less for a weekend. One of the worst hotel experiences I’ve had for the money.

Start with the good points of the hotel. Great location. Breakfast was good. Staff were friendly. Now the bad. Outside looking tired needs painting. No hot water for shower for two days. Room not that clean. Sink had a crack and tile missing on side of bath. Only one lift working which can only fit 2 people. I did report about the cold water to reception on the first day and was told one of the boilers was not working and an engineer was coming to look at it. Day 2 still no hot water. Reception said engineer was waiting for part to arrive. Asked to be moved but was told hotel was fully booked When booking out Asked for some compensation due to not having hot water. Receptionist said she was not authorised to give compensation as it is a management decision. When asked to see the management was told no management was there.

Had a lovely long weekend at The Burlington Hotel with my friend..was good to see we could have single rooms without any supplementary charges. Rooms were adequate for our needs,a little tired but it’s an old building and we were happy with the cleanliness and facilities. The staff were amazing, very friendly and nothing was too much trouble. Note to management…the staff are a credit to your business, don’t lose them!!! Breakfast was amazing, buffet with everything you can think of and very tasty. My friend and I ate at the bar room on our last evening and the food was delicious and my chicken ceasar salad was gorgeous. The staff make this hotel and we didn’t meet any staff member that wasn’t incredibly helpful. We will definitely return for another visit, couldn’t do much outside as weather was bad but next time we’ll look forward to going on the open topped bus and the train ride around the town.
