Walk into a room at the Old Waverley Hotel and the first thing you notice is the view: many of the 85 rooms look straight out over Princes Street towards Edinburgh Castle, with the city spread out below. Beds are comfortable and the rooms are a good size, though the property's central position means some can pick up street noise, so light sleepers might ask for a quieter spot when booking.
Downstairs there's a restaurant and bar serving breakfast and evening meals, plus a lift, luggage storage and concierge service to help with plans for the day. Staff are on hand throughout and are consistently described as helpful and friendly, which counts for a lot in a hotel this busy.

Very disappointed with the hotel and room. The hotel was run down, old and did not reflect the website at all. Our junior suite was tiny, bed like a rock to sleep on, dusty and hairs in the sink when we arrived. Construction was also going on in the rooms above which we were not informed of upon booking. Breakfast- basic, get an additional coffee machine or provide hot water with tea bags/coffee rather than queuing. Bread was not toasted and for £260 per night I would not recommend this hotel. Dirty, old and limited options for those with food allergies like myself- they did not cater at all. We're well travelled therefore know good quality. Only positive was the location. Unfriendly staff. Overall 2 stars.

This hotel is lovely! My only thought is that the rooms lack wall outlets to plug in, get humid when showering, despite the fan being on, and the twin beds were on the hard side. Very minor complaints. My windows were near a Main Street and quite loud inside but the location truly can’t be beat!!! Staff were lovely and helpful. Perfect spot to stay for a city visit. Close to everything. Lovely dining area. Would stay again and recommend to friends for thier future stays.

This hotel is extremely magical, special, and unique. 💜🦄 Not only is this property historically authentic, beautiful, and billed as the oldest operating hotel on Princes Street (with an unbelievable location to match)-- this hotel has the most caring staff my husband or I have ever encountered. From the moment we walked into the front door until the time we left for the airport tram: we have never felt so taken care of during any hotel stay. The managers are honest, fair, approachable, and listen to you. The desk staff is knowledgeable, helpful, humorous, and personable. The restaurant, room service, and housekeeping staff are very friendly, efficient, clean, and hardworking! Any staff in-between are just as friendly, hardworking and available for questions; even the maintenance and construction staff were personable and friendly. Everyone on the staff is extremely thoughtful!!! The care that the entire staff put into this hotel is clearly evident every day in everything that they are doing!! YES- this hotel is a HISTORIC PLACE with authentic features and details. Sometimes mishaps and matientence come with ANY historical building (or any hotel stay, for that matter) but they are clearly updating what needs to be updated for travelers to enjoy their stay-- while keeping the magic alive! The food in the restaurant is absolutely 100% delicious; we tried nearly the entire menu. They take food orders until 8:45pm and start breakfast service again at 7am on weekdays. (8am on weekends) The breakfast service has traditional Scottish items available along with classic hotel favorites and they will make your eggs to order!! They are feeding a lot of people! The breakfast is buffet style in the restaurant so you will never go hungry!! The afternoon tea service is beautiful and delightful! The room service is fantastic and the food arrives beautiful and ready to enjoy-- even if the lift happens to go out. (Because it is a HISTORIC BUILDING with authentic pieces!!) The stairs are smaller/shorter steps than the US standard and with landings and hand rails- they were manageable, even with my knee acting up. The rooms are VERY clean and comfortable- even the interior rooms of this corner, attached building that do not have windows. We would be happy to stay in any of the rooms we got to peek into, even the interior ones. The exterior rooms with windows have historical single-paned glass with lovely original window frames which enabled us to fall asleep to the low rumble of the train every single night and giggle at the people that may be enjoying the night life a little too loudly. Some small features are dated (you know, 170+ years) but the bathrooms have everything you need, the high-sided tubs are amazing for bubble baths, and the beds are comfortable and snuggly. We booked this property thinking we were just booking a place to stay and ended up with the best stay we have ever had anywhere!! Thank you from the bottom of our hearts to this hotel's staff!! Stayed at the Old Waverley Hotel recently and overall had a very pleasant experience. The location is fantastic – just a few minutes’ walk from Waverley Station and all the main attractions. The reception team were friendly and helpful, which made a great first impression. My room was clean and warm, and the staff kindly stored my luggage after check-out. On the downside, there are a few steps to reach reception, so it’s not ideal for anyone with mobility issues. My room was on the 5th floor, and unfortunately I discovered the next morning that there was building work going on above my room. On top of that, the building next door was also under construction. The noise started early, which could be quite disruptive. I personally had an early schedule so it didn’t affect me too much, but I can imagine other guests would not be very happy being woken up by construction noise. I didn’t try the breakfast as I wanted to try as many local restaurants as possible, so I can’t comment on the food. Overall, a comfortable stay thanks to the great location and excellent staff. I’d recommend asking for a quieter floor if possible.
