Packed lunches and kids' meals are available too, making it easy to fit meals around a full day of sightseeing rather than around the hotel's schedule.
The hotel has 238 rooms, generally spacious, with en-suite bathrooms, air conditioning and room service, along with family and accessible options. Some rooms show signs of wear, so it is worth bearing in mind that the building's upkeep can be inconsistent even where the space itself works well. Staff are consistently described as friendly and helpful, which counts for a lot in a busy city-centre property.
Beyond the rooms, guests have access to a gym, spa and sauna, and an indoor swimming pool, plus business services and meeting rooms for those combining work with a stay. The address on High Street puts Edinburgh Castle and the Royal Mile within easy reach, with plenty of pubs, bars and restaurants nearby. On-site parking is available for a charge, and an electric vehicle charge point is provided for those driving up.

The only real advantage of this hotel is its location. Unfortunately, everything else was disappointing. The staff were polite, but the service was minimal and not particularly helpful. Paying around €600 per night for a studio, I expected a much higher standard. There was effectively no housekeeping during our stay—we had to ask for fresh towels ourselves. Coffee capsules and bottled water were never replenished. The cleanliness was also far below expectations: there was a forgotten sock from a previous guest under the bed, and the mattresses (visible beneath the bedding) looked stained and dirty, which was very concerning. The corridor outside our room was disgustingly dirty throughout our stay. On one occasion, bags of rubbish were left in the corridor from around 4:00 p.m. until at least 9:00 p.m., despite housekeeping staff still working in the area when we first noticed them. Overall, this hotel does not come close to justifying its price. Apart from the excellent location, the experience was deeply disappointing.

I stayed at this hotel during my visit to Edinburgh, and unfortunately I cannot say that my experience met my expectations. The hotel’s biggest advantage is undoubtedly its location, as it is situated directly on the Royal Mile. I also appreciated the availability of on-site parking, although parking spaces are limited and available only on a first-come, first-served basis. Unfortunately, the service experience was disappointing. Check-in took a very long time, and despite travelling with several very heavy suitcases, I was not offered any assistance with my luggage. I also requested a late check-out, but the request was immediately declined. The most concerning issue was the condition of the bed linen. I found several sticky substances attached to the bedding that appeared to be old dried residue, possibly similar to chewing gum or another sticky material that had been attached to the fabric for a significant amount of time. I consider this completely unacceptable for a hotel of this category, and I took photographs documenting the issue. In my opinion, the excellent location cannot compensate for the disappointing level of service and housekeeping standards. I expected a much better experience.

Decided to take my wife to Edinburgh for her 60th Birthday, and at this wonderful hotel. The location is right in the heart of The Royal Mile. We selection superior room with a view, which had a fantastic view overlooking Princes Street. The room itself had everything you would need and more, comfy bed and plenty of toiletries. Room service was brilliant, as we phoned down for extra pillows which arrived within 10 minutes, and the environmental controls were handled by reception by phoning you desired temperature. All in all, a lovely stay, friendly staff. We didn't do the breakfast as there are plenty of other establishments down The Royal Mile, but I'm sure it would of been delicious all the same... maybe next time, as we are planning to come back to the same hotel, for a longer stay next year. Me and my family stayed here yesterday. We had adjoining rooms for the kids. Rooms were cleaned and of a really nice standard. Hotel is in a great location on the royal mile with plenty of food options around. Front of house staff were excellent, accommodating and welcoming. I only have 2 points i would add to improve the service. They have 2 electric car parking spots in their onsite parking, one tesla and 1 type 2. The type 2 was full when we got there and needed to charge. We did mange to charge the car eventually in their type 2 spot which was free of charge which was great. An additional spot wouldnt go a miss. Lastly the gents chamging room in the spa had an awful smell on both days we went in there, so an airfreshner or clean wouldnt go a miss. Other than that nitpicking a lovely hotel and would definitely stay again!
