Bryn Derw is a five-bedroom house set within 4¾ acres of woodland overlooking the estuary near Barmouth in Snowdonia. The property sleeps eleven across three storeys: ground floor has a living room with wood burner and patio access, an open-plan kitchen and dining room, a utility room, and a games room with TV and PlayStation; upstairs are five bedrooms ranging from a super king to bunks and singles, with three bathrooms between them. The grounds are substantial enough that children can run about without reaching a road, though there are steep drops in places to be aware of.

The house was renovated in 2019 and comes with essentials included—bed linen, towels, electricity, heating and WiFi. The kitchen is properly fitted out for cooking from scratch. Initial logs for the wood burner are supplied, and there is garden furniture, a BBQ and space to park eight cars on site. An electric car charging point is available. One dog is welcome at no extra cost. Barmouth itself sits less than two miles away, offering pubs, cafés, independent shops and family entertainment. The property does not allow smoking.
