Great river-side location near downtown using walking bridge. Stayed April 2026. Triple bed room was very comfortable with upgraded lighting, device outlets, and bedding. Seating overlooking river was just perfect. Delicious breakfast, we chose eggs with salmon and a full Scottish. Definitely plan to return, booking directly to get breakfast included in room rate. Thank you Leah for your hospitality!

Excellent stay, well worth the reasonable price. The owner, Leah, is genuinely friendly, outgoing and welcoming and very obviously cares about the house and the guests. She also cooks lovely breakfast and you can be sure she'll help you with anything you need while in Inverness. The house itself is quite old, but tastefully and skillfully renovated. I usually choose different accomodations for subsequent visits of a region just to have new experiences, but in this case, I simply don't see a reason to do that - for me as a solo traveller, Fraser House was simply perfect.

Fraser house is a MUST stay in Inverness! It is a newly renovated Georgian 4 story place on the River Ness. Great views, great hospitality ( thanks Leah…you are an AWESOME host!), and easy access to all the cool places to see in Inverness! Highly recommend—book early!🌟

I had a great stay at Fraser house on my trip to the Scottish Highlands. The B&B has a boutique feel to it and has been finished to a high standard during the recent renovations works. My room was very well equipped with great WiFi and amenities. The owner, Leah, prepared a lovely full Scottish breakfast on both mornings , with very good quality produce . I especially enjoyed the haggis and black pudding. It’s very good value at £12.50, compared to going to a cafe/ coffee shop ! The B&B is located next to the river Ness and my room had a great view out along the river and some of the local attractions. Thankfully Leah had parking permits for guests with cars , so was able to park up very close by too ! Especially handy with my golf clubs .. For my trip up next year , I will definitely stay here again
