About Roseneath Guest House
Roseneath Guest House occupies a Victorian townhouse on Greig Street, a short walk from the River Ness in the heart of Inverness. The building retains a homely, traditional character while offering the practical comforts of a modern guest house, making it a straightforward base for exploring the Highlands.
Rooms are en-suite and include family options, with tea and coffee provided in-room for guests who prefer not to venture out first thing. Breakfast is served each morning, and a packed lunch can be arranged for those heading off to explore for the day. There's a small bar on site, a garden to relax in, and free WiFi throughout, alongside 24-hour reception and luggage storage for early arrivals or late departures.
Free on-site parking is a genuine convenience given the central location. The surrounding area has plenty to offer, with pubs, restaurants and entertainment all within easy reach, and golf and fishing available nearby for those wanting to get out into the Highland countryside.

Stayed here during the Etape Loch Ness weekend and had such a lovely experience. The location was perfect - really close to the event hub and just a short walk into the city centre, which made everything super convenient. The owners were incredibly welcoming and had a great sense of humour, which made the stay even more enjoyable. They also went out of their way to make sure my bike was stored safely, which I really appreciated given the event. Breakfast was great too, a good selection and plenty of food to fill you up. Would definitely stay here again, especially if I’m back for the Etape next year.

The room was a little small for use as a twin sleeper, but otherwise neat, clean and cozy. A suggestion for improvement - replace the terrible in-shower water heater. It is unable to hold the temperature constant and water pressure was abysmal - barely sufficient even when using as a hand shower. Otherwise very well located.

Cute but extremely small and cramped rooms good for a solo traveller but for a couple it is very small. When we arrived it was almost like we were annoying them, as I had a van and it was bigger than a car but still had room to park it but it seemed to frustrate them. Not the warmest welcome to the hotel. They were friendly in morning of checking out 😊

Booked last minute after our original accomodations fell through. By far one of the most lovely and clean B&Bs I've ever stayed in. Free parking was a definite bonus! And it's located just 2 blocks or so from the pedestrian bridge to downtown!
