Walk into Royston Guest House and you'll find one of eight rooms set inside a Victorian house, the kind of period property that gives each room a bit of character rather than a standard hotel layout. Free WiFi and air conditioning are included, and there's a private garden guests can use to sit outside away from the road.
Mornings start with a full Scottish breakfast, and the property also has a restaurant and bar on site for later in the day. Extras include a lift, luggage storage, drinks available in the room, a gym, and a spa and sauna, plus concierge services if guests need help planning their stay. Free on-site parking is available, which is useful given the property sits a little out from the city centre.
Inverness itself is just over a mile away, giving easy access to its shops, restaurants and bars, while Culloden Battlefield is within reach for those wanting some local history. Golf, fishing and watersports are also nearby for guests who fancy spending time outdoors during their stay.

Great breakfast, very tasty. The room was clean and although we could hear our neighbours and the trains occasionally, which for me was to be expected in an old house, we had a good night's sleep. The location was good for us, we walked into town and back. The host is accommodating, helpful and friendly but I suspect does not tolerate fools gladly, I liked that about him. Most rooms are up a flight of steep stairs so if you are booking and have mobility issues best to confirm you can get the downstairs room. Off road parking at the rear was good and we were told when our room was ready and we were offered early check-in. We would definitely go back again.

We had a great stay here while we were in Inverness. This was exactly what we were looking for when looking for somewhere to stay. Nice and clean & the bed was comfortable & just what we needed after all our touring. The breakfast was delicious & even had gluten free toast. Which was much appreciated. Would definitely recommend. And thank you so much. Hopefully we will get to come back again one day.

If you are looking for a place to feel at home Royston Guest House fits the bill in every respect! From the well equipped room to the delicious breakfast and most of all the charming host we thank you so much for making our stay in Inverness so special! Hope to return in the not too distant future and stay there again A real jewel!

We are on a 10 day vacation trip in Scotland and we wanted to visit Inverness for two days. We found this bb on booking.com and it looked ok so we decided to book it. We arrived a little bit late around 19.30 and the host greeted us. All good at this point. The next day we went down for breakfast, the guy came out of the room behind the dining room and he looked really annoyed saying to us we ordered four times breakfast. We said to him that two would suffice and we asked if we could have our breakfast a little bit later. How much later he asked looking annoyed again. Well in about 15-20 minutes, we would like to drink some coffee first. Without saying a word he went Back inside. After about 15 minutes he came out and asked in a really arrogant and unfriendly way „Are you ready now“? I was starting to lose my patience and wanted to ask him if he thought that we were some kind of hobos from the street and not paying guests. We had breakfast and then started our day but we were quite shocked by that attitude. Next and final day the same story again. We went down, said good morning and my wife doubled checked the option on the breakfast paper for fried eggs. He asked again in the most arrogant and unpleasant and unfriendly way „ Do you want only one breakfast „? My wife forgot that I didn’t want any of his eggs or stuff and said no no he wants some too- pointing at me. YOU SHOULD HAVE SEEN THE LOOK OF HIS FACE! I said don’t worry I will get only some cereal. Help yourself he said and went away. Words can’t describe how unwelcome we felt. I really started to lose my temper and I ate something really quick and went out without saying goodbye. Our luggage was fortunately in the car so my wife went inside, paid and left. She told me he didn’t even look her in the eye. In conclusion: ABSOLUTELY NOT RECOMMENDED because of the most grumpy, unfriendly, lacking manners and everything else type of host I ever met in my life. And I’ve had my share of travels believe me. How can anyone have that kind of attitude towards paying guests-I repeat, PAYING-! We didn’t expect to be treated like King Charles but come on, the guy lives off of guests. But I guess if you order a second portion of eggs he can go bankrupt. Or the breakfast eggs and sausages cooked the evening before numbered for every guest can turn things upside down. That’s what we believe. Otherwise we was the plate so damn hot? The microwave does it I suppose. We will Return to Inverness one day but definitely not here. What a terrible and unpleasant experience. P.S. PLEASE READ FURTHER-RESPONSE TO THE RESPONSE Royston I was expecting your response! But of course YOU have another version of events! To clear things up because telling the truth is of utter importance and also I detest lying and liars: 1. We were never late for breakfast as it is shown in the newest photos I uploaded. See all the way up and say cheese! Caught lying once. 2. we were never rude but unfortunately I cannot prove that. I even stayed calm towards YOUR unacceptable behaviour as host. 3. You never told us to behave or go somewhere else. Believe me being said that to me I would have packed our stuff and go at once. Who do you think you are really? 4. caught lying twice. See the latest pic and say cheese again! I wonder what you need the forms for if the breakfast is not prepared the previous day and the plates are so hot. And please do not say because of rush hours- they are sausages and eggs man. I uploaded your response so it will not be erased by yourself! And funny that all of your responses to the reviews are after my review. Getting cold feet? Did you really write stop behaving like a baby? To us which you exchanged words in maybe 5-10 minutes? I won’t say the same to you- culture and class man, I guess they do not teach that in elementary schools. I’ve been all around Europe and NEVER EVER did I meet such an arrogant, unpleasant, unprofessional man. do not say it’s personal. I’ve had hundreds of reviews but it’s the first one that i go into such detail. So it never happens again. Cheers
