The Ness Guest House

What a lovely stay we had at The Ness Guest House! Room was comfortable and clean and lacked for nothing. The breakfast was very good, including the coffee! The location was perfect, very quiet but walkable to the downtown. Two different restaurants were just steps away, making it easy to grab a meal after a long day of travel. Most special of all was the owner, Susan. She was warm and friendly, so engaging and accommodating. I highly recommend thid B&B!!!

Our stay at the Ness Guest House was an absolute delight! Our room was clean, amazingly comfortable, and had every amenity we needed for our trip. Our host, Susan, was so warm and friendly, and gave us some wonderful advice on things to see and do around Inverness, and the proximity of the guest house to everything in town was so very convenient! Last thing I have to absolutely Rave about, was the delicious breakfast options we were offered during our stay...I would fly all the way back there for the scottish fry-up! Susan was even so kind as to make us up a breakfast to go on our last morning, so we would make our flight out on time! Amazing guest house, amazing hosts, and I would be delighted to stay there again!

Neat clean small rooms well equipped. It has dedicated parking space and charging pod too. Dutch breakfast with vegan and lactose free options available. Host was very prompt in replying to queries and had given their personal touch to the room and dining area. Very friendly hosts who make hot breakfast for you and are always ready for a chitchat.

My husband and I had the immense pleasure of staying with Susan and Richard in July 2025, as part of a honeymoon trip across Scotland. Susan was everything you'd hope a Guest House owner to be and more, making us feel welcome at every opportunity. I was especially impressed by the gluten free Full Scottish Breakfast on offer, and by Susan's excitement over our honeymoon trip. Our few day's stay at The Ness is one we will look back on fondly, and we hope we have the chance to visit Inverness and The Ness Guest House again in the near future.
