Just four rooms make up Rowan Tree Guest House, a small adults-only bed and breakfast on Eskin Street in Keswick. Spread across three floors, the guest house keeps things simple and personal, with an en-suite bathroom, flat-screen TV and drinks in each room, plus free WiFi throughout and a 24 hour reception for guests coming and going at odd hours.

Breakfast is included and uses local ingredients, served each morning before guests head out into the town or towards Derwentwater, a short distance away. There's no parking on site, so those arriving by car should plan accordingly, but Keswick's centre and its pubs, restaurants and eateries are all within easy reach on foot.

The surrounding area suits active stays, with walking and cycling routes nearby along with fishing, golf, horse riding and watersports for those wanting to get outdoors. Had a great stay here for a couple of night. The room was comfy and warm and the beds were so easy to relax and sleep comfortably in. Well stocked tea tray and fresh clean towels. The hosts were very friendly and check in was easy. Breakfast was delicious and filling. Again the hosts couldn’t do enough for us. The location is great just a few mins from town and a few mins further to the lake. All in all a great stay and no complaints, will be rebooking again in future.

Lovely stay in a very good location, close to the centre. The hosts were very welcoming and friendly, and the property was very clean and comfortable with a lovely homely feel. Breakfast was excellent and very traditional. Parking around the area was also not an issue. Overall, a really pleasant stay and I would happily return.

The single room was £70 a night with breakfast included. It's a small guesthouse with not many rooms, this seems like a popular kind of setup in Keswick in general. The check in time is between 4 and 7 which was a bit limiting but could be worked around by calling the owners. The location was very good, quite close to everything you might want. It was quite easy to hear people on other rooms and the doors were loud to open and close but luckily for me not many people were around. The breakfast was quite good. A well cooked egg, tasty sausages, very crispy hashbrown and flavourful black pudding. The hostess also provided me with fresh chopped up berries and kiwi and orange juice which was very nice. This place was great value.

Stayed here 1st May too 5th May, had a fantastic experience, stayed in room 2 which was a lovely big room at the front with huge windows, huge double bed and single, very clean, very homely. Breakfast is absolutely amazing one of the best breakfasts I've had at any hotel or B&B. Location is perfect on a quiet street about 5 mins walk into, on street parking but we managed to find a spot and didn't use the car the whole time we were there. Hosts were lovely will definitely stay again ❤️
