About 69TheGrove
69TheGrove occupies a townhouse setting on Vauxhall Grove, the kind of address that trades grand hotel scale for something more personal. It operates as a bed and breakfast rather than a hotel proper, and that shows in the way it's run - small enough to feel looked after, with a 24 hour reception on hand whenever guests come and go.
Rooms are en-suite and kept clean and comfortable, with free WiFi and drinks available in room. Breakfast is made fresh each morning with a choice of options, and it's consistently the part guests remember best. The staff are attentive without being intrusive, and the overall atmosphere leans more like staying with people who know what they're doing than checking into an anonymous chain.
Vauxhall Grove puts guests within reach of central London's transport network, useful for anyone heading into town or straight out to the airport, with transfers available. Pubs, restaurants and other eateries are all close by, along with entertainment options nearby, making it a practical base for exploring rather than a destination in itself.
What guests say
Charming service, rooms and residential location. Flowers and plants inside and out. My room was well designed, clean and quiet. The host is friendly and welcoming. The breakfast is cooked to order. I enjoyed chatting with the other guests at breakfast. Lovely neighbourhood park and cafe a one minute walk away. A ten minute walk from the train station.

A wonderful place to spend a short break in London. The service, breakfast, and the unique atmosphere of the hotel, with breakfast served at a table with other guests in a very welcoming, family-like setting, were simply marvelous. The best part, of course, was the hosts; they almost seemed to know what you wanted before you even said it. So empathetic and attentive!

The exprience was very good. It’s really nice for a bed & breakfast. The room was warm and pretty clean. It is true that the rooms are a bit small, oldish, but it doesn’t matter too much. Bob was extremely polite and kind, always with a smile and asking us if we needed anything. I think that is what I liked the most: they were just like friends, understanding, caring and chill. Overall, I think it is a good option for a place to stay in London.

Our hosts were absolutely charming, and Kanley had the most infectious, heartwarming laugh. That alone would be reason enough for us to return as soon as possible. From the very first moment, we felt completely at home. Everyone was exceptionally kind, welcoming, and genuinely attentive. We had two rooms on the same floor, which was very convenient and made our stay even more comfortable. The breakfast was not only delicious but also thoughtfully personalized, which we truly appreciated. Public transport was just a stone’s throw away, making everything easily accessible. After a long day of walking, it was such a pleasure to be back in what felt like a true oasis of peace and calm within minutes. We wouldn’t hesitate for a second to come back. Highly recommended!
