A no-fuss 11-room B&B on Manor House Road in Newcastle upon Tyne, suited to travellers who just want a simple, affordable base with free parking.

About The Avenue

For visitors after a straightforward, budget-friendly stay rather than a boutique experience, The Avenue offers a practical base on Manor House Road in Newcastle upon Tyne. With just 11 rooms, it has the feel of a modest, family-run B&B rather than a large hotel, and suits guests who want somewhere clean and unfussy to sleep between days out.

Rooms are simple and each comes with its own en suite bathroom, so there is no need to share facilities down a corridor. A complimentary breakfast is included, giving guests a proper start to the day before heading out, and free WiFi is available throughout for anyone needing to stay connected. Free on-site parking is a genuine plus for those arriving by car and wanting to avoid city parking charges.

Beamish Open Air Museum is within reach for a day trip, while Manors is around 1.8 miles away for those wanting to explore the city centre. The Avenue works well as a low-cost stopover for travellers prioritising location and convenience over extra frills.

This B&B has so much potential. It's in a great location (only 25 minute walk from the centre), all the basics are there which work well and the room rate is great value for money. The cleaning however is not up to standard. I found multiple hairs in the room that weren't my own and when I reported it back to the manager, he said it wasn't his department and tried to get me to talk to the cleaner instead. I won't be coming back here.

Nice, fuss-free B&B, located in a quiet area in Jesmond, just north of the Newcastle city centre (it's about a ten minute walk to the nearest metro stop). The single room was small, but perfectly adequate for a two night stay. The two staff members I came across were very friendly. There was also plenty of storage space in the room. Breakfast was an extra £7.50, which worked for me as I had other engagements already planned.

For the price, this is a nice little b and b. Stayed in single ensuite rooms. Bathrooms were a bit small but functional. Breakfast was very good, catering for vegetarians too. Proprietor was friendly, helpful and lovely. Car parking was no extra cost as hotel provides permits free for the duration of your stay. We stayed on a very hot weekend in July and the rooms were very hot, so I think a fan in the room would have been welcome, other than this I would stay again as it's very close to the city but not right in the centre so no problems with noise when sleeping.

Traditional B&B clean and tidy with very helpful owners. Veggie breakfast was lovely with decent sausages. Perfect location for Jesmond Dene and Armstrong Bridge Market with the renound Francesca's Italian restaurant on the same road. Highly recommended :-)
