Bracken Lea suits groups and families wanting space to spread out without sharing with other guests. Four bedrooms across the property sleep eight, with the main bedroom featuring an ensuite and the other three offering zip-and-link beds that convert to singles on request. Two further bathrooms mean no morning queues, and there's a separate toilet on the lower ground floor as well.

The kitchen is equipped for cooking proper meals – electric oven, induction hob, dishwasher and all the basics are there. Downstairs, a living room with smart TV provides a gathering space, while the dining area opens directly onto the garden. Essentials like electricity, heating, wi-fi, bed linen and towels come as standard. Parking for three cars is on site, and one well-behaved pet stays free of charge.

The real draw is the garden and its relationship to the river. A terrace with furniture and a gas barbecue leads down to a path that reaches the West Lyn River itself, giving access to walking and natural play without leaving the property. The village of Lynton is nearby. No smoking indoors. Check-in is after 4pm and checkout before 10am.
