Halcyon is a houseboat moored on the River Ant at Stalham Staithe, a small conservation village where the waterside location draws people back year after year. The property sits within a working boatyard, giving it an authentic working riverside feel. Everything happens on ground level: an open-plan living space with kitchen, dining and sitting areas flows into two bedrooms (one with a double bed, one with bunks) and a shower room. The essentials—heating, electricity, bed linen, towels and wi-fi—are all covered.

Two kilometres of grassed grounds surround the property, with seating areas and a barbecue available. One car can park on site. A river runs alongside the property without fencing, and fishing is possible if you hold a licence. The Norfolk Broads Museum is within walking distance, and Wroxham, the area's main hub, lies 8 miles away. The coast—Sea Palling and quieter beaches at Waxham—is within 5 miles. Norwich and Great Yarmouth are accessible for day trips. No smoking inside.
