You arrive through the kitchen, where an oil-fired Aga dominates the space—a working feature in winter months, switched off when the weather warms. From here, the layout unfolds across two floors. A breakfast room with dual-aspect windows opens to garden and river views; beyond that, a dining area with its own fireplace leads through to a drawing room where French windows frame the riverbank and mill stream outside. A further sitting room, snug room and boot room complete the ground floor, along with a downstairs lavatory.
Upstairs are four king-size bedrooms distributed across the second storey. Many rooms have views over the River Nene or the gardens; those that don't look out over open countryside. The single bathroom serves the upper floor. The property itself dates from the mid-18th century, originally part of a barn and mill complex that has been adapted over time while keeping its character intact. Electricity, bed linen and towels are provided. No smoking throughout.
The riverside setting is genuinely rural—kingfishers, swans and the occasional otter use the water—yet a pub sits only 400 yards away. The whole property is yours alone, making it suitable for family reunions or groups of friends who want a weekend away without disturbance.

Apart from the usual ‘what a lovely place’ etc… , your attention to detail was impeccable and did not go unnoticed. Ive spent some years in the ‘services’ business’, so notice things other people don’t. Your quiet hospitality spoke volumes to me. What a wonderful experience. The courtyard barns wedding venue is a diamond in a sea of zircons. From the moment we reached out to Bill and Emma, to stepping foot in their beautiful home, to the constant, patient, gentle communication that helped us to have the most perfect wedding day - there was never a doubt in our mind that getting married at Wartnaby church, and having our reception at the courtyard barns would be a wedding that is truly rare, authentic, and genuine. Our beloved grandparents were looked after with the same warmth and kindness you’d give your own family, the speeches were cherished just as much. This is not a wedding venue, but an extension of the love Bill and Emma have for every single couple that walk through their door. Bill and Emma’s vision, kindness and love for their home and work shone through in every aspect of our wedding. From the night before the wedding, to spending the night in their beautiful suite, a peaceful morning getting ready, a radiant ceremony, a seamless reception, and a blissful morning after with breakfast in their front garden, Bill and Emma meticulously and lovingly attended to every detail you might forget on your own wedding day. If there is any doubt in your mind about contacting Bill and Emma for any special occasion, hopefully this review stands as testament that you will not encounter a home, venue, or owners with more ineffable warmth, effortless charm, and radiant energy. Our daughter and son-in-law have already posted their 5 Star Review above about the wonderful Courtyard Barns, but as the bride's parents we felt we must also express our gratitude and appreciation to Bill and Emma for hosting such a beautiful wedding. The venue is simply breathtaking with stunning historic barns, a manicured lawned courtyard and beautiful views over the Vale of Belvoir. Bill and Emma are on hand throughout the weekend to make sure that everything goes to plan and every detail is taken care of. If you want a beautiful relaxed venue that you can tailor to your exact wishes then the Courtyard Barns is a brilliant option. This is not a 'wedding factory ' turning out dozens of weddings a month. Bill and Emma host 10 or 12 weddings a year meaning that they put their heart and soul into making every one of them personal to the bride and groom. What a fabulous wedding venue. If you are looking for rural, quirky with glorious views in a quaint little village this is your place. The owners blew me away walking round the stunning venue with a suprise behind every door of stunningness! The court yard is the perfect place to have drinks with your guests too with a very exclusive feel! Lovely owners that make you feel very relaxed and welcome, which makes a huge difference.
