Within a mile of Kirkmichael's two pubs, shop and tearoom, Inverchroskie sits on the owners' 17-acre grounds at an elevated position. Pitlochry—ten miles away with its theatre, salmon ladder and restaurants—makes a straightforward drive, as do Blairgowrie, Perth and Dundee. The Cateran Trail runs nearby for walkers and cyclists seeking longer outings. Red squirrels, fallow deer and hares roam the property; pine martens can be spotted from a local hide, and birdlife is constant.

The cottage is a detached, single-storey conversion with one bedroom and bathroom, sleeping two. Everything happens on the ground floor: an open-plan living and dining space with a woodburner and 43-inch smart TV, a kitchen fitted with electric oven, hob, dishwasher and microwave, and a utility room with washing machine and tumble dryer. The bedroom contains a king-size bed. A stone patio fronts the cottage; a rear garden with seating area and furniture lies beyond. Two cars can park on-site; an EV charging point is available. One dog is welcome at no extra cost.

Wi-Fi, electricity, bed linen, towels and logs for the woodburner come as standard. The property uses water from a borehole and has biomass underfloor heating. No smoking. The front garden slopes.
