Egmont Farmhouse is a converted farm building with three bedrooms and two bathrooms, sleeping up to six guests. The ground floor centres on a living room with an open fire and a separate dining room, while the kitchen is fitted with a range cooker, dishwasher and all the basics for self-catering. A toilet completes the ground floor. Upstairs, the main bedroom is a double with an ensuite bath; the other two bedrooms each have zip-and-link single beds that can be pushed together, and there's a family bathroom with a bath and shower. Electricity, heating, wi-fi, bed linen and towels are included.

The property sits in countryside near Northiam in Rother. Outside is a private patio with garden furniture and a barbecue; a wood-fired pizza oven is available by request for private use. The standout feature is a private hot tub, bookable in advance. You can park up to three cars on site. The grounds are shared with other holiday lets on the property. No smoking inside.
