Howpasley Farm's South Cottage comes ready for immediate use. The kitchen has an electric oven and hob, microwave, fridge-freezer and washing machine. The living room contains a smart TV, DVD player and a woodburner with initial logs supplied. Heating and hot water run on oil-fired central heating. Bed linen, towels, electricity and Wi-Fi are all included, so you arrive to a cottage that needs nothing from you but your presence.
The layout follows traditional Scottish farmworker design: two bedrooms and a bathroom upstairs (one with a king bed, one with two singles), plus the kitchen and dining space and living room on the ground floor. A bath with shower sits between the bedrooms. Outside, there's a sitting area with garden furniture, a bike store, and parking for two cars. The cottage accommodates four people and is non-smoking.
The grounds include a fenced river 50 metres from the property. Located at the head of the Borthwick Water valley, the cottage lies on the edge of Craik Forest with marked walking trails and forest roads for cycling. Hawick is 12 miles away for shops and supplies; Edinburgh and Carlisle are both roughly two hours' drive.
