You enter The Cart House to an open-plan ground floor where living, dining and kitchen flow together under arched windows that hint at the building's past as a working farm structure. A wood burner anchors the living space, where a sofa bed and smart TV sit alongside comfortable seating. The kitchen has everything needed to cook properly—electric oven and hob, dishwasher, fridge and freezer—while a utility room with washer-dryer handles the practicalities. A separate toilet completes the ground floor.
Upstairs, two bedrooms offer genuine comfort: beds made up with Egyptian cotton, bathrooms equipped with deep baths and powerful showers, and quality towels and robes provided. Outside, your own six-seater hot tub overlooks open countryside. The whole place is yours alone, with Wi-Fi throughout, heating and electricity covered, and the kind of thoughtful details—good soaps, well-stocked cupboards—that spare you mid-stay runs to the shops. The location near Duns makes a good base for exploring the Scottish Borders' abbeys and stately homes. Coldingham beach and Berwick are 25 minutes' drive away; Edinburgh city centre is about an hour. Equally, you might simply stay put with a book and a glass of wine, letting the hot tub and the quiet do the work.
