River View Cottage stands on the edge of the River Manifold, 110 yards from the water. An 1880s stone building in the hamlet of Hulme End, it sleeps four across two bedrooms—a king and two singles—with one bathroom and a wood-burning stove for cooler months. The kitchen has an electric oven and hob, dishwasher and air fryer; the living room opens through French doors onto an enclosed, lawned garden with patio and furniture.

What makes this cottage distinct is the free fishing rights on site. The Manifold Trail runs straight from the door, and The Roaches—a popular walking and climbing spot—is 15 minutes away. Leek and Ashbourne are both within half an hour's drive. A coaching inn from the 1800s sits 250 yards off. Essentials are covered: electricity, heating, bed linen, towels and Wi-Fi are all included. There is parking for two cars on site, plus a bike store. Families and couples are welcome; smoking is not permitted.
