Groups of up to 15 can rent Wagonner's Barn in its entirety—a converted farm building in the Lincolnshire Wolds with 7 bedrooms, 6 bathrooms and a private hot tub. The main house contains five bedrooms on two floors, with a games room featuring a snooker table, and a large open-plan living and dining space centred around a woodburner. An attached annexe holds two further bedrooms, making it possible to split the party into separate wings if needed. All bedrooms have televisions; several are en-suite.
The kitchen is fully equipped for cooking from scratch. Heating, electricity, bed linen, towels and wifi are included, along with logs for the stove. A travel cot and highchair are available if you ask. Outside, a private courtyard has a barbecue and seating, and the wider grounds offer a sit-out area with views across countryside. You can fish the farm's private coarse fishing lake, store bicycles on-site, or simply walk from the door. The property is set back on a working farm; ground-floor rooms have underfloor heating. Smoking is not permitted. Note that the grounds include a lake and pond, and there are natural level changes in the landscape.
This suits extended families, groups of friends, or mixed-age gatherings wanting to stay together under one roof but with enough space to spread out. You're close enough to North Willingham and Market Rasen for village amenities, yet surrounded by farmland and long views.

A super barn conversion that sleeps up to 15 with accommodation divided between an "annex" wing and the main central part with both upstairs and downstairs bedrooms plus a huge games room in the other wing which includes a full-size snooker table. Very well equipped and with loads of outdoor space and parking plus a large hot tub! A great place to stay, with other amenities close by and excellent hosts who make sure you have everything you need. Highly recommend for anyone who wants a quality break with family or friends.

My family and I spent a wonderful week over Christmas in Waggoners Barn. 15 of us plus the dogs could have easily felt like we were living on top of one another but the space is so well set up that this was never the case- whether we were having darts tournaments in the games room, having dinner around the enormous dining table, sitting down in front of the tv and fire to watch a movie or nattering away in the hot tub we had a blast and enjoyed every minute. Special thanks to Carole and Peter- we had real xmas trees, and even a festive home baked chocolate cake on arrival (which didn't last very long). Lots of special extra touches like the spare dog bowls and towels and daily hot tub checks made it a home from home. The house is far enough away from the main road that noise isn't an issue, plenty of parking on the gravel driveway, no issues with hot water despite several showers being in use at the same time Would definitely recommend for a large family gathering.

Absolutely amazing! The whole place is beautiful and spacious we went we a family of 15 and there was so much space for us all it didn't feel crowded. The owners wer very friendly and helpful. Will definitely be returning! Would love to spend Christmas there.
