Rolton House is a substantial Victorian property in Ambleside, spread across three floors with enough space for two families or a gathering of six. The ground floor holds the main living area with a woodburner and French doors opening onto the enclosed garden, plus a separate kitchen/dining room fitted with a gas hob, electric oven, dishwasher and washing machine. There is also a second sitting room on the first floor, useful if different groups want their own space.
Bedrooms include a kingsize with an ensuite shower on the top floor, a double on the first floor, and two singles sharing a family bathroom. Bed linen and towels are provided, along with wi-fi throughout. The garden has patio furniture and room for children to play; parking for two cars is on site. No smoking indoors.
Ambleside town centre is a short walk away, with shops, cafés and pubs within 200–250 yards. The Lakes Cruise terminal at Waterhead is a ten-minute walk. From here you can reach Grasmere, Bowness and Rydal by car or bus, or strike out on fell walks that start practically from the door.
