You enter Tock How View into a space designed for entertaining. Three bedrooms and three bathrooms serve six guests across two floors, with a games room housing pool, table tennis and darts on the ground level. The real heart of the place emerges upstairs: a living and dining room with woodburner opens onto a south-facing terrace via patio doors, capturing afternoon light and views across the surrounding landscape. A kitchen with electric cooking, dishwasher and coffee machine sits alongside, ready for self-catering.

The bedrooms split between one kingsize with ensuite on the ground floor (two steps up from entry), a kingsize with ensuite on the first floor, and a third room with two single beds sharing a family bathroom with tub and shower. Throughout, heating, electricity, bed linen, towels and wifi are provided; logs for the woodburner can be sourced locally. Ground-level access to the garden means easy movement between indoors and out, and you have parking on site.

Outgate hamlet sits within walking distance of Ambleside's fells. The Outgate Inn stands a mile away, and Hawkshead village—with its pubs and independent shops—is equally close. The property does not permit smoking.

A lovely house in a wonderful location. We hardly used the car, there are numerous walks from the house, and the southerly facing balcony has amazing views

A truly beautiful house in a stunning part of the Lake District. We felt totally at home and very relaxed. Everything has been thought of including a brilliant games room which kept us busy in the evenings.
