Twelve occupies the first floor of a residential building. Two double bedrooms and a bathroom serve four guests. The main living space is open-plan, combining the kitchen, dining and sitting areas in one room, with a television for downtime. The kitchen has an electric oven, gas hob, microwave, dishwasher and washer-dryer, so self-catering is straightforward. Bed linen, towels, wifi and heating are included; there is free parking on site and an additional paid space available.

The location suits golfers drawn to the area's courses, where coastal winds shape the challenge. It also works well for anyone exploring the wider Wirral—Birkenhead Park to the south, West Kirby and the Hilbre Islands at low tide to the west. Chester and Liverpool are within reach, with the city reachable through the Kingsway Tunnel in around ten minutes. The apartment is non-smoking.
