We have arrived very late on the day, I think it’s was 8.20pm so way after the official check in ended. I was worried we might not be allowed to check in, but we were greeted by the most lovely lady! The hotel itself is dated, and it’s got character! I loved it, it made me feel like I was visiting a relative! Yes, the rooms are high up, but they are comfy, we slept like babies! After all day outside, and having a lovely shower, it’s nothing better than a clean comfy bed! So the stay was amazing, and I tell you, the host was also very lovely, polite and very u understanding! We were even offered a delicious fry up breakfast on the morning of us checking out. It was a lovely touch from the host as I’ve told her some of my troubles and she was there to listen and gave me some wise words of advice! I would definitely return! All the best to the hosts!

We arrived on a very hot day,after our host explained the usual essentials we climbed to the top floor, we found a large spacious room clean and tidy (no11). The bed was very large and proved very comfortable.The room had all other essentials. Being on the top floor meant that the shower took a few minutes to warm up, once warm it was adequate. Breakfast was a delight, cereals etc plus full English.Overall a very nice stay with very nice people. Good view of the pier, and about 10 minutes walk to the beach.

Bev was the loveliest lady ever! My children thought she was great! She gave us a room last minute due to being booked into the hotel next door which was absolutely disgusting. My children and I were over the moon with how friendly our reception was and how comfy and clean the rooms were. It is not a modern hotel but everything was clean and comfortable. It was lovely and quiet perfect for a stay with children. I will definitely book here the next time I come to Brighton.

I don't recommend, just if you are looking for a small room with no water pressure, the shower is on the wall, so you have to be happy with the drops that are coming , no kettle in the room but I had coffee and tea , don't know for what. I was unlucky to have the room from the top so a lot of stairs , there are 3 rooms but probably was one and they made 3 because between me and next room was a door, so I could hear my neighbours and they cood hear me crystal clear. The good point is that is close to the beach and 20 min from the center. But there are plenty hotels much better. My mistake , I judged the pictures .
