Large family gatherings and group stays need space to spread out, separate areas to retreat to, and enough bedrooms that people aren't sharing beds they'd rather not. The Rubbing House delivers all three. Seven bedrooms across three interconnected buildings can sleep 16, with five bathrooms distributed throughout so mornings run without queues. The main house holds four bedrooms, an annexe contains two more, and a third building has games space plus another bedroom. You get the whole property to yourselves, with nobody else's schedules to navigate.

The layout matters here: a full kitchen and dining room in the main house, a second kitchen in the annexe, and a third living space in the games building mean your group can split naturally without feeling separated. There are fireplaces for gathering, a snooker table, table tennis and darts for entertainment, and a garden to spill into. Essentials like bed linen, towels, wifi and heating are covered, so you arrive to a ready home. Private parking for ten cars sits on the grounds; the property stands in woodland on the West Dean Estate near Chichester, surrounded by the South Downs. Pets are allowed, and smoking is not.

Tiny car parking and rest of your visitors have to fight it out at the trundle car park - which closes at 9pm - so unless your wedding is for 15 people, I’d suggest it’s not great. And your wedding is for your guests, else why invite them? The location, however, is fabulous. The house is lovely - it’s got a proper hot tub and at least 4 different break out areas for groups to chill. Views are lovely. I’d have this place down as a great family break, if you have a couple of groups wanting to spend a weekend together. Yes, you can put a marquee up, BUT you’ll need to factor in toilets, catering. There’s no staff, so you will have to provide that all if you want a wedding, plus consider park and ride travel for guests. For this reason I’d not recommend it for wedding. If your pockets are deep and you can get a manager in to sort out staff and catering, it’s a possible. Else I’d go for a venue with that all as standard.
