Waverley station is around 1.25 miles away, and the surrounding streets are thick with pubs, restaurants and things to see, making the hotel a practical base for exploring on foot.

The hotel has 59 rooms, including family and accessible options, each with an en-suite bathroom and a kitchen for guests who'd rather cook than eat out every night; washing machines are also on hand, useful for longer stays. The location is fantastic, just a few steps off the Royal Mile at Holyrood Palace end. They are mini apartments with a fully stocked kitchen including kettle, microwave, toaster, oven, dishwasher and even a washing machine. Theres all the plates, glasses and utensils you could need for 4 people. Tea/coffee plus even milk left in the fridge. Feel it's quite expensive but with a Tesco just a few minutes away you can save money by making meals if desired. The bathroom was modern with a shower over the bath. Everywhere was clean. The bedroom area and furniture is dated but fully functional. The bedroom window was hard to close plus a light flickered in the bathroom which I made reception aware of. Floor tiles were cracked in front of the oven where someone had obviously dropped something heavy. The view is terrible of a small road and office block which wasn't a problem as out exploring mainly. Reception were very helpful. Room 307. I would return

f you’re looking for a luxury hotel in Edinburgh… this probably isn’t it. But if you’re a budget traveler looking for an incredibly practical, well-located home base that gives you almost everything you need while exploring the city? I would absolutely stay at Holyrood Aparthotel again. 📍Located right on the edge of Edinburgh’s Old Town and literally just a few minutes from the Royal Mile, this place made getting around SO easy. Most of the major sites were within a 10–20 minute walk, and there were convenience stores just around the corner. What I loved: ✔️ Full kitchen with dishes, cookware, microwave, refrigerator, and utensils ✔️ In-room washing machine + laundry detergent included ✔️ 24-hour front desk staff ✔️ Hot showers no matter what time of day ✔️ Desk/work space ✔️ In-room safe ✔️ Plenty of privacy, with servicing available upon request instead of constant interruptions It’s definitely more “functional and convenient” than trendy or luxurious, and I actually appreciated that. I saw everyone staying here—from couples to older travelers to younger travelers—and it really works well as a central base for exploring Edinburgh. Now for the honest part: The beds are a little lumpy, and because the front desk operates 24/7, you do hear hall doors opening and closing from outside the room. That said, I never experienced loud hallway conversations or disruptive guest noise. I also had one issue where a circuit tripped and my phone stopped charging, but the front desk came up quickly and reset the breaker for me without any hassle, which I appreciated. For me, the convenience outweighed every small downside. Having laundry, a kitchen, walkability, and space to actually settle in for a few days made Edinburgh feel less hectic and more comfortable. Would absolutely stay here again for function over frills.

Great room for the value no arguments there, except I advise to check your Iron before use as I ruined my nice new white Boss polo with the manky appliance which iron big black marks on it. Told the reception who just replaced the iron, no offer of reimbursement for the top. Also be aware that to park its £20 a day to use the carpark which I didnt see on the booking.

The best part about this establishment is the location but that is where it ends. I will say my first time staying here in September was much better than this time. That said, the power kept tripping - nothing to do with my room - but it shared a circuit board with the room next door. Very frustrating. The bed was not great and you can almost feel the springs through the mattress. The sofa arm was broken. The room was generally in need of some serious TLC. Front desk staff were not the friendliest at all. I will add that I was given a 20% refund for the issues I had.
