About Motel One Edinburgh-Princes
Princes Street puts you right at the centre of things, with Edinburgh Waverley station close enough to reach on foot and Edinburgh Zoo among the local attractions worth a visit. Pubs, bars and restaurants line the surrounding streets, so evenings out require little planning beyond stepping outside.
Motel One Edinburgh-Princes has 140 rooms behind its city centre address, offering a straightforward base for exploring rather than a destination in itself. There's a restaurant and bar on site, breakfast available each morning, free WiFi throughout, and a garden for those wanting a quieter moment away from the street. Meeting rooms and space for weddings extend its use beyond overnight stays, and lifts, luggage storage and free on-site parking cover the practical side of things. Pets are welcome too.
The rooms themselves are kept clean and comfortable, and staff are consistently helpful, which counts for a lot given how much of the appeal here rests on location rather than extras. Some guests have noted the facilities are fairly basic beyond the essentials, so those wanting a fuller range of on-site amenities may want to weigh that against the convenience of being steps from Princes Street and the station.
What guests say
7 stars for location. It’s right opposite Waverley station (if you come by train it’s really convenient) and being on princes street is well situated to see the best bits of Edinburgh. With a short walk to the royal mile etc it’s great. The staff were really helpful and gave us tips to improve our stay. The room was as clean, tidy, functional and well priced. It’s not huge but the bed was as big and you don’t expect a suite. You do expect clean, tidy and it all works. And you get it! I’d stay again (and I can’t say that of every hotel I have stayed in). Recommend it if you want to explore Edinburgh!

The location of the hotel is central, right opposite Edinburgh weaverly Station. The room is spacious. I stayed here with my child and had a wonderful stay here. The staff at the reception were very helpful and kind. The room was cleaned every day. Overall a great stay at a great location.

Motel One Edinburgh-Princes has an unbeatable location right on Princes Street, with easy access to the city’s main sights. The view from our window was absolutely amazing and one of the highlights of the stay. The room itself was on the darker side and the window quite small, but the bed was very comfortable and overall we had a very positive experience. A great base for exploring Edinburgh.

Location is brilliant. Staff are very friendly and helpful. Rooms are nice. BUT. Couldn't get onto the wifi. Paint smell in the hallways and rough plastering being patched up. Breakfast is ok overall but terrible if you are vegan. The coffee was truly awful - couldn't finish it. At £265 for one night you are basically paying for the location.
