We stayed in the Royal Mile Balcony room/section during our visit, and unfortunately we were very disappointed with the overall experience. The room was incredibly small, and there was no proper closed wardrobe or storage space. As two people traveling with luggage, we could not even open both suitcases at the same time. We were forced to keep our suitcases closed and store all of our belongings inside them throughout the stay. The layout of the room also made very little sense. There was an unnecessarily large table placed in the room along with six glasses, three stools/chairs, a kettle, and water bottles. The table was already completely occupied by these items, making it impossible to actually use it. On top of that, the furniture placement made the room even more cramped — you could barely pass by the side of the bed without bumping into the table. The bedding was also in very poor condition. We could literally see the inside of the duvet and pillows because the duvet covers and pillowcases kept opening. The bedding looked extremely old and worn out, almost falling apart in places. Since there were no proper buttons or closures, everything kept opening and we were forced to come into direct contact with the inside of the pillows and duvet, which felt very unhygienic. The windows were extremely dirty — you could barely see outside. It is honestly hard to understand how the windows could be left in such poor condition. The soap in the bathroom would not lather properly at all, and the towel rack/shelves in the bathroom were covered in dust. We were also informed that trash would be collected every three days. However, despite staying for four days — and despite the room cleaning fee supposedly becoming valid starting from the third night — nobody ever came to collect our trash or provide any kind of cleaning service. I also have photos documenting all of the issues mentioned above, especially the cleanliness-related problems, and I would be happy to provide them if needed. Overall, this did not feel like a proper hotel experience, and certainly not a five-star one.

I thoroughly enjoyed my 4 day stay here with my partner. The room was ideal for a couple on a short trip away. The room was clean and well maintained and accessing the accommodation itself was easy enough with the instructions provided by the owner. Location is also ideal with it being pretty much in the centre of the Old Town with lots of attractions to visit and restaurants to dine at, all within a few hundred metre walk. Furthermore, I think some of these reviews listed on here are quite harsh as the room provided everything needed for an airbnb-style accommodation, Including a kitchenette and heated bath and shower. Overall id recommend this accommodation for a short trip in Edinburgh City centre.

I used this for a two night trip with my daughter. Although there is no reception desk, the hotel provided clear and helpful check-in instructions, and the location is very convenient for sightseeing. The room was clean and the facilities were well maintained, making for a comfortable stay. We had a comfortable and enjoyable stay. Thank you very much.

We had a terrible experience here - it was so problematic we had to rebook somewhere else 1. Check in is complicated and doesn't allow you to communicate with a human if you are struggling . You need to click kinks o emails using links to wenbistes where the links didnt work. 2. The description of the place is misleading. We had a 70 step climb with luggage to the accomodation, The only reference to stairs was in a section of the listing called "Fine Print" It make no reference to the quantity of stairs 3. Our requests for a refund or partial refund went unanswered STRONG AVOID
