Fritton 41 is a modern lodge built with eco-friendly materials and triple glazing, sited within the grounds of a private golf club near Great Yarmouth. The building takes full advantage of its waterside setting: the upper floor is largely given over to an open-plan living space with views across the lake and golf course, while the ground floor holds all three bedrooms and two bathrooms, designed for practical family use.
The sleeping arrangement consists of a super-king in the master bedroom with its own shower room, a king-size bed with direct access to a covered courtyard, and a bunk room. Downstairs also has a family shower room and separate WC. Upstairs, the open-plan area combines a lounge with Smart TV and comfortable seating, a dining space, and a kitchen equipped for proper cooking—electric oven, induction hob, microwave, American-style fridge with ice maker. A utility room downstairs houses a washing machine and tumble dryer. Outside, a first-floor balcony and ground-floor veranda both offer space to sit. Wi-Fi, electricity, bed linen and towels are included; essentials like heating are covered.
The resort grounds have an indoor swimming pool and jacuzzi. Golf is central here—visitor passes and buggy hire are available, though at extra cost. For other interests, the Norfolk Broads lie nearby with boat hire just over a mile away, Somerleyton Hall is 5 miles off, and the coast at Gorleston-on-Sea is equally close. No smoking inside the property.

We recently stayed at 5 The Lakes, Fairway Lakes Lodges, and overall had a thoroughly enjoyable experience. The lodge is easy to locate, situated just off the A143 and approximately six miles south of Great Yarmouth. The setting is truly picturesque, with superb views overlooking the pond/lake area. The lodge is conveniently close to Barn One, which offers a fantastic Sunday carvery (though I would recommend checking the opening hours beforehand, as they can vary). Barn One also services the golf course and a swimming pool, which can be used for a small daily fee of £5.50, at the time of writing 06-2025. While there used to be a gym on site, this has now been repurposed into a charming tea room. The lodge itself is well laid out and thoughtfully designed. It comprises three bedrooms, one of which is an en-suite located on the ground floor. The two additional bedrooms are situated on the upper level and connected by a striking glass walkway that provides a clear view down into the main living and dining space—a novel architectural touch. Access is via a spiral staircase, adding a little character to the layout. One of these upper bedrooms features its own balcony overlooking the pond, but it is partitioned only by an internal curtain divider. The other upper bedroom has a glass sliding door without a top panel, which offers limited acoustic and visual privacy. These upper rooms would benefit from more robust separation for adult guests but are ideal for children, although the roof angles may feel restrictive for taller individuals. Photos are available to give a better sense of the layout. The lodge boasts three terraces and an upstairs balcony, all finished with decking. Guests are advised that the lodge is non-smoking throughout, which is clearly communicated at the time of booking. The main terrace, which features a hot tub and an outdoor dining area, was spotless and very well presented. However, the upstairs balcony was unfortunately covered in bird waste, and the remaining terraces were somewhat overgrown and in need of a light clean. Inside, the lounge is spacious and comfortable, and the surrounding area is filled with wildlife such as ducks and moorhens, which adds greatly to the tranquil atmosphere. The hot tub was excellent and clearly well-maintained, with daily checks by a friendly and discreet member of staff. There were a few minor areas for improvement: The Guest Information Folder was outdated and should be refreshed, especially as some of the facilities (like the gym) have changed. The kitchen could benefit from additional cutlery and plastic cups suitable for outdoor use, especially considering the lodge is advertised for six guests. All things considered, 5 The Lakes offers a unique and relaxing lodge stay in a beautiful setting. With a few minor adjustments to cleaning and guest amenities, it would easily earn a five-star rating.

Lovely stay at The Greens Lodge. Clean throughout with beautiful surroundings. It’s our second year staying and will be booking again for next year. Didn’t want to leave. So relaxing. Love the lakes and ducks. 100% recommend.

Amazing Scandinavian lodges most with hot tubs in beautiful setting. Super luxurious and relaxing. Added bonus of fully equipped Gym and Spa with indoor pool, Golf Course and Fishing lakes.

A quiet area with beautiful lodges. Hot tub and golf course! Unfortunately the spa was not open due to covid but still we enjoyed our stay at Fritton lodges.
