About Ardmeanach House B&B

Ardmeanach House B&B suits travellers who want a quiet, grown-up base for exploring Inverness without staying in the thick of the city centre. Set on Fairfield Road, it's an adults-only Victorian property with a garden, making it a good fit for couples or those on a golfing or walking break rather than families.

Rooms are classic in style with en-suite bathrooms, free WiFi and drinks provided, and some look out over the garden. Breakfast is cooked to order each morning, and a packed lunch can be arranged for guests heading out for the day. Free on-site parking is available, and reception operates around the clock, so arrival times are flexible.

Inverness city centre lies under a mile away, while Culloden Battlefield is within easy reach for anyone interested in Highland history. There's a golf course nearby along with pubs, restaurants and other local eateries, plus walking routes for those wanting to explore on foot.

We were very disappointed with our stay. Upon arrival, the room was freezing cold, and we were told to use a small portable heater instead of proper heating. The shower in our original room was blocked and unusable, and although this was not our fault, we were moved to a different room. Unfortunately, the replacement room was a clear downgrade. We booked and paid for a large double room with a four-poster bed, but were moved to a smaller standard room. The new room was also much noisier — we could hear conversations, water running in other rooms, and people walking on the stairs. Both rooms were very cold, and we had to use the small heater again. Additionally, the host was irritated when we asked for help and was not welcoming or helpful. Breakfast was also disappointing, including a pancake that appeared stale. After the stay, the property refused any refund despite clear evidence that we received a lower standard room than what we paid for. Overall, this was not the experience we expected, especially for the price paid.

I stayed at Ardmeanach House for two nights when I was in Inverness on business. What a fantastic place. Andrea and Grant are both very welcoming and couldn’t do enough to help me. The rooms are really nice and extremely clean and tidy and the full highland breakfast was one of the best I have ever had. The location is perfect as it’s just a short walk to the city centre. I will definitely be back for another stay and would thoroughly recommend Ardmeanach to others. Five stars all round!

We enjoyed two nights here. The Yellow Room has homely decor and was clean and comfortable. We appreciated the wee electric fireplace as we found our radiator wasn’t working on our second night and it was very cold weather. The scrambled eggs and smoked salmon I chose for breakfast were delicious. Several very good restaurants within about 10 mins walk. A pleasant, experienced host who has operated the bnb since 2009.

Stayed here whilst on a Rabbies tour to Inverness. Well above what I expected! Lovely B&B with very comfortable, spacious rooms just 10-15 min walk from the riverside and some great restaurants. Great breakfasts and friendly hosts. Couldn't ask for more! Thank you.
