Marsh Barn

Marsh Barn is a detached conversion on the edge of the salt marshes, an Area of Outstanding Natural Beauty near Kings Lynn. The building has been substantially refitted to create spacious accommodation for ten guests across five bedrooms and four bathrooms. Bedrooms range from super king doubles to twin singles; four have ensuite bathrooms, and one has a separate toilet. Two ground-floor sitting rooms with open fires, a well-equipped kitchen, utility room and enclosed gardens with a tennis court and orchard complete the picture. The property looks out across the marshes towards the sea, where tidal patterns shift throughout the day.

Inside, rooms are bright and oriented toward the views. Bathrooms include freestanding baths and showers; the kitchen has electric cooking, an American-style fridge freezer and two dishwashers. A utility room with washing machine and tumble dryer suits families or groups staying a week. Wi-Fi and bed linen are included; towels are available for hire. Electricity, heating and hot water are provided. A travel cot and highchair can be requested in advance. The enclosed garden offers sitting space and furniture; beyond it lie an orchard and hard tennis court on the grounds.

The location suits walkers and cyclists—the salt marshes are crossed by footpaths and cycle routes, and there is golf, sailing and several award-winning pubs within easy reach. One well-behaved pet stays free. No smoking indoors. Parking for six cars on the property means you can leave the car behind to explore on foot for days.
