Walk into a room at Briggate Boutique and you'll find plenty of space to spread out, a bed that guests consistently rate as comfortable, and an en-suite bathroom with a notably large shower. Drinks are available in the room, and it's worth knowing this is adults-only accommodation, which suits couples or those after a quieter stay. It's fair to say that not every room is in the best condition, and street noise can be an issue for light sleepers, so it's worth asking about a quieter spot when booking.

Staff are on hand around the clock at the 24 hour reception, and there's a laundry service if you need it, along with free WiFi throughout. The hotel doesn't have its own parking, so if you're driving, plan ahead for somewhere nearby to leave the car.

The location on Briggate puts you right in the middle of Leeds, with restaurants, pubs and bars, and entertainment all close at hand, plus a golf course nearby for those wanting to get outdoors. It's a straightforward base for exploring the city on foot, shopping included.

Room was clean and aesthetically lovely. Unfortunately the toilet area was very small so wouldn't be easily accessible for anyone large or with mobility issues. Its an old building so I know theres only so much you can do in terms of access though Staff were friendly and professional This isn't a complaint as we know what we signed up for, but just wanted to highlight for anyone looking at this spot that it IS noisy because its on a busy main road with buses and trains passing frequently, and people in the street at night because it is a popular area for nightlife. Again, not complaining about that, it didnt bother us because we knew what we were getting in to, but just wanted to let others know in case they don't realise. My main complaint and the reason for lower star rating is unfortunately the heat. There was no air con or even a fan provided and we went last week during the hottest days of the year so far. Unfortunately the room was incredibly stuffy and especially after having a shower it was very humid and despite the windows opening quite far there was no air moving at all. To the owners, please please please consider getting aircon for these rooms or at the very least a good big fan for each room, these heatwaves are going to be the new normal so we need to be better at managing them. Another complaint is the lack of light in the room, during the day its fine as the two big windows let plenty in, but at night there is only the bathroom light, a small table lamp and a strip of LEDs above the bed. Yes it makes it atmospheric, but not having a decent 'big light' is a miss in my book and made packing up quite difficult because of how dark it was. Overall I think this is a lovely spot and would consider visiting again maybe in the winter, but as it stands unfortunately cannot give higher than 3stars due to the lack of ac/fan and lack of lighting

Lovely hotel, very private, ambient lighting, easy check in with the very friendly bar staff. I can sleep through the muffled club noises, bass and vibrations so wasn't an issue for me, but if you want a quiet hotel room, do not stay here 🤣, I stayed Saturday night which I assume is probably the longest and loudest night of the week. Bedding was comfortable and I really appreciated the air conditioning unit keeping the room cool. I'd brought a fan as the weather had been so hot but wasn't needed as the room temperature was perfect. Really liked the room, had a neon industrial vibe and the red and blue lights were a total vibe. The vending machine was unfortunately not working 😭 Probably didn't need that bottle of Jagermeister though 😅 overall a fun and lively stay. Will definitely return.

To start im Very happy with the hotel. I used booking.com which was a disaster but the staff on the phone and in the hotel were exceptional and very nice to deal with. The location was great and we had an amazing time in the show bar. Wasnt bothered by the music in the room and the street veiw allowed for hilarious and interesting viewing. The rooms are very nice and quirky the shower was massive. Overall this hotel is definitely one to visit. I regretfully have only one issue and that was the bed, I love the built bed frame idea however the lack of any headboard ment the pillows would fall of the end but this paled into insignificance due to the matrass which really was terrible, hard and springs popping though ( a proper temu mattress) please fix this and the rooms are perfect. Thankyou for the stay

Lakes wanderer

Room was tiny far too hot and the window only opens a couple of inches so can't get any air. Described as boutique but was personally thought it was trashy as did my wife. Because we needed the window open we could here all the noise from outside, nightclub + trains. Would never stay hear again we actually tried to book elsewhere at 12.30am to get away from the noise and heat. DO NOT RECOMMEND
