Westpitt Farm - The Hay Loft

Westpitt Farm lies between Tiverton and Cullompton in the heart of Mid Devon, surrounded by open countryside and the rural quiet that comes with a working farm. The Hay Loft is a newly built barn conversion set within the farm grounds, offering ten guests a private base with commanding views across the Exe Valley. Built in 2023, the property is split across two storeys and comes as a whole to yourselves—no shared facilities, no other guests.

The ground floor holds an open-plan living space with a woodburner, a fully equipped kitchen including dishwasher and wine cooler, and three bedrooms, each with its own ensuite. Upstairs are two further bedrooms, also with ensuites, plus a study. All five beds are zip-and-link super kingsize (split into singles if you need them), giving flexibility for families or groups. A hot tub for six sits in the back garden, which also has a firepit and barbecue. There's private parking for eight cars and an electric vehicle charging point. Essentials like bed linen, towels, WiFi and heating are covered; the woodburner's initial logs are included too.

The setting suits anyone wanting rural peace—starry skies, wildlife, and space to spread out. The farm has steps and an unfenced pond in the grounds, so families with young children should be aware. No smoking inside the property.
