On a working arable farm near the Norfolk and Suffolk border, this 300-year-old thatched house sits within easy reach of the Norfolk Broads and Suffolk Heritage Coast. The surrounding countryside is genuinely quiet—the sort of place where you notice the seasons changing. A shop is three miles away and a pub one mile; the market towns of Eye and Diss are close enough for an evening out, with Diss offering a swimming pool and direct trains to London. Norwich and Bury St Edmunds are under an hour's drive.

The property sleeps seven across four bedrooms: one single with its own shower room on the ground floor, a double on the first floor, and two rooms with two single beds each. There are two bathrooms in total. Downstairs is a living room with an open fire and a kitchen/dining room equipped for proper cooking—electric oven, dishwasher, microwave and all the rest. The cottage retains its original character: exposed beams, timber floors and fireplaces, but with modern heating, electricity and Wi-Fi included. You have the whole place to yourselves, plus an enclosed garden with seating and a barbecue, and parking on site. One dog stays free.

The garden has unfenced ponds nearby, which matters if you're bringing young children or are concerned about water safety. No smoking inside. Bed linen, towels and open fire fuel are provided.
