North Devon's rolling countryside makes a natural backdrop for a gathering of 21 people. West Anstey Farmhouse provides the space to do it without anyone feeling cramped. Nine bedrooms spread across two floors, six bathrooms, and three reception rooms mean guests can spread out, find quiet corners, or come together as they choose. The kitchen is properly equipped for cooking at scale—electric oven, Aga, induction hob, dishwasher and all the rest—rather than treating catering as an afterthought. Heating, electricity, bed linen, towels and wifi are included.

Bedrooms mix zip-and-link beds with standard doubles, giving flexibility for couples and singles alike. Two ensuite arrangements offer a little privacy. Downstairs has a woodburner in the living room and another in a second sitting space, plus a sofa bed if needed. The enclosed garden holds two six-person hot tubs, a sauna, a firepit and a barbecue—outdoor entertaining territory.

The property suits family reunions, friends' trips, or groups marking an occasion together. One dog is welcome. No smoking indoors. On-site parking fits four cars; more space is available in a nearby field.
