The good. Bed was mostly comfortable. Water pressure was good. The room was clean. The booking.com description says this hotel has a 24 hour front desk. Then they tell you via email there will be no one at the property. The instructions for check in were not overly clear. There are not enough parking spots at the property and they mention free parking on the street but don’t tell you where. The room has no desk. The bathroom has only hand soap. I had to go to the grocery store nearby to buy soap and shampoo. The breakfast area with seating isn’t open except for breakfast. Room had limited area to sit. The breakfast was the biggest excuse of a free breakfast. Pre packaged croissants, loaf of bread, some packaged jam and some cereal. Some instant coffee or tea bags that everyone can put their hands on are there to top off this included “perk.” This hotel is putting in minimal effort. This was not a £60 stay where one can justify an inexpensive night.

This short 3 night stay was my first experience of an actual B&B. My preference is a hotel, apartment or cottage however on this occasion I opted to try a B&B as Oban and the surrounding area is somewhat massively expensive just now and it isn't even the school holidays yet! So, let's start with the positives......Fairhaven is easy enough to find and minutes from the town centre, it is also conveniently a 2 minute walk from the local retail park so it's handy for a supermarket. We had no issues accessing the property due to the prompt instructions we were sent and the room itself (Iona Room) was spacious,clean,large bathroom, reasonable water pressure from the shower and a good sized smart tv as well plenty storage and a chair. Now.....my biggest issue is the £303 I parted with to stay in that room. I am struggling to comprehend what exactly I have paid for! The place was stuffy and I have left unwell as there was no air con or indeed plug in fan in the room. Yes, it's Scotland but guess what? We aren't immune to global warming and our summers are getting hotter. Instead I had to open the window all night which didn't induce a good nights sleep next to a busy main road. On the subject of this, a black out blind or indeed a venecian blind would be more appropriate especially in a ground floor room. There was no sink plug and on sending an SMS to the phone number we were given to request this, I got no response let alone help. I'm glad this was all I reached out for. We ran out of loo roll and had to buy our own. There is 1 staff member present first thing however she doesn't acknowledge you and our room was not serviced once during our stay. I had to locate a cupboard to find clean towels. It would also have been nice if there had been garden furniture placed in the large patio next to the conservatory for us to enjoy the summer evening and some nice flower pots and a bit of weedkiller wouldn't go amiss either but this next bit is what I am most resentful about.......BREAKFAST! Or rather......the lack of it. A piece of bread out of an open loaf which everyone has had their mitts on along with juice from Lidl and Tesco Value teabags and Nescafe sachets plus the cheapest, nastiest pre packed croissants and rotten bananas do not make a breakfast! The fact we had to cobble this together ourselves plus fill the dishwasher up afterwards was a complete joke! It was unhygienic and did not constitute any value whatsoever. We did get parked however but I couldn't see where the street parking was that they mentioned on booking.com I am not writing the place off. It was a nice enough place but not worth the money and to be honest a complete rip off. Wouldn't recommend

Allan was very accommodating, helping us through the booking process. Communication was fantastic. Before we arrived Allan messaged to say he had put us in a better room. We had a bit of trial and error with the keypad in the door, but we had a laugh about this , was our fault for not reading instructions properly 🤣. The room was great, spacious enough great layout, also lovely wee treat of tunnocks teacakes and cans in bru (I loved these, but my fiance doesn't drink full fat juice ). We left the B&B for a booking we had come back and there was a bottle of prosecco and a card for my fiance for her birthday, she was very appreciative of this. Was a great wee touch. Breakfast was continental which for us was great The selection was good. We will definitely be booking to stay here again .

Great place to stay, with a lovely view from the window. Comfortable bed, the room was clean and warm. There were 2 tea cakes waiting for us, Scottish drinks and chocolate bars. Easy check in/out.
