About Ballathie House Hotel

Ballathie House stands above its own bank of the River Tay near Kinclaven, about twelve miles north of Perth, and has the turrets, crow-stepped gables and baronial scale typical of a nineteenth-century Perthshire country house. It has been in the same family's hands as a hotel for decades, and the interiors keep the original character - fine plasterwork ceilings, a sweeping staircase and log fires in the public rooms - without feeling like a museum piece.

Bedrooms in the main house are traditionally furnished with antiques and good fabrics, several with views down to the river; a separate riverside wing offers more contemporary rooms closer to the water, popular with anglers who want to be near the beat first thing in the morning. The hotel holds its own salmon fishing rights on the Tay, one of Scotland's premier salmon rivers, and can arrange rods and ghillies for guests.

The restaurant has a strong reputation built on Scottish produce, much of it from the estate and the surrounding area, with game in season and fish from the river and nearby coast. The gardens are formal and well kept, running down towards the water, and the grounds are good for a quiet walk regardless of the weather.

We really enjoyed our stay at Ballathie House Hotel. The 3 course meal is very good, with a good range on the menu. The aspect that struck me was how quiet it was at night, with a very peaceful and an almost secluded setting. Good walks and views down at the river, and friendly staff. The breakfast was very good as well, smoked salmon, scrambled eggs, excellent black pudding, and bacon. I was later told that the fried eggs had a potato scone underside! We nearly had to turn the car around!

Could and should be so much better. A great location, beautiful building and great bar staff but let down by rooms (ours next to the kitchen vent so noisy, hot and unpleasant) and restaurant staff with a very laissez faire attitude to service. Topped off by exposure to shellfish when I had advised of a serious allergy so a few days now of significant discomfort, thanks…. Good breakfast was a positive.

We have had a fab stay at Ballathie House! We stayed in the riverside location which was dog friendly and perfect for us! As we brought our wee dog along, we had dinner in the bar. We’re were expertly assisted by Martin and Keegan! They were friendly and professional and made our bar dining experience very comfortable and enjoyable. The grounds are also really beautiful with a view across the river directly from our window as well as our own patio and second door which leads onto a well maintained lawn area. The cottage style garden area was also beautiful and a welcome stop whilst the rain passed. All in all a lovely stay and we will happily return in the future!

The Ballathie house hotel is set in beautiful grounds that are well maintained. The hotel itself is spacious, will tastefully decorated rooms and suites. I stayed here in April (2026) as part of a large group taking part in the Jack Rabbit Rally and the staff were amazing. Friendly and helpful, they truly made the stay welcoming. The restaurant staff went above and beyond, catering for my multiple dietary restrictions and needs, I cannot praise them enough. We will definitely be returning! Thank you to you all for making our stay memorable.
