What a little gem of a place! Spotlessly clean, lovely room, easy walk into Perth and the loveliest landlady ever! So friendly and helpful. We stayed 5 nights and have had a lovely time. Train station is a 20 minute walk and we had an enjoyable day in Dundee. Thank you Caroline, it was lovely to meet you! Xx

Caroline is an amazing host! Immediately made us feel at home, she's so friendly and attentive. The room was spacious and clean, and kitkats were a nice touch! The town is walking distance, as is the station. We will definitely stay here again and so glad we have an excuse to come at least annually to visit friends. Will be recommending this guest house to everyone visiting Perth!

We had a wonderful stay at the Rosebank Guest House. From the moment we walked in, we were warmly welcomed by Caroline. Caroline was the kindest host—very helpful with giving us tips on what to do & see; and extremely hospitable. The room is cosy, equipped with tea/coffee facilities, mini fridge & toiletries. Rosebank Guest House is within walking distance of the city centre & other surrounding areas such as Scone Palace; it is also near an oval & supermarket. It is a very safe area. We would highly recommend Rosebank Guest House to anyone staying in Perth!

A fantastic stay. We felt very comfortable and enjoyed great hospitality. The room was furnished with great attention to detail and was super clean. We received many valuable tips for our excursions. We would love to come back.
