About Sunbank House Hotel
Sunbank House is a Victorian villa on the Dundee Road, on the eastern bank of the Tay below Kinnoull Hill, with several of its rooms looking directly across the river towards Perth's old town. It operates as a small, personally run guest house rather than a hotel, and that scale shows in the level of attention given to each stay, from breakfast through to local recommendations.
The bedrooms are individually furnished, generally in a traditional style in keeping with the house, and the best of them make the most of the river view. It is a short, level walk over the Perth Bridge into the city centre, or a slightly longer stroll along the riverside path, and Kinnoull Hill's woodland walks start almost from the front door.
Breakfast is cooked to order and is one of the reasons guests return, with Scottish ingredients and proper attention to detail rather than a standard buffet. There is no restaurant for evening meals, but the city centre's restaurants are within ten to fifteen minutes on foot.
It suits couples and independent travellers who want a quieter, more personal base than a city-centre hotel, with the river view and the hill walking as the main draws, at a lower price than the equivalent standard in the centre.

This was perfect for our one night visit to Perth. Information sent to us in advance allowed us to plan our visit and thoroughly enjoy our stay. Location: on the Eastern bank of the Tay less than 15 minutes walk into the heart of Perth. There are 2 options - the path beside the Tay Viaduct or the roadway over South St bridge. Hospitality: outstanding from the moment we arrived and parked in the on-site spaces to the fantastic breakfast (best kipper in years!). We would have no hesitation in making Sunbank House Hotel our base for another visit to the city or indeed the surrounding area.

An enjoyable stay. Clean, well-appointed room. Comfy bed. Great breakfast. Good service with great pre-arrival comms detailing local restaurants etc. Quiet after 10pm despite having a ground floor room next to residents lounge. Ten minute walk to town using the nearby footpath across the railway bridge and island - a great way to approach Perth centre. We found it about a 25-minute amble to the railway station - dodgy knee...

Room was excellent value for money: clean, spacious and comfortable. Chap who checked us in and served us breakfast was really friendly and helpful. Breakfast was lovely - good choice, good quality and plenty to eat. We thought the location was great - peaceful, lovely views from front windows, free parking and handy for Branklyn Gardens. But we have rated location as 4 stars as B&B is located about 10 mins stroll from the centre of Perth. And while the walk is straight forward, we recognise it may not suit everyone.

Nice little boutique hotel on the edge of Perth. Great breakfast. I think there was just one staff member running the entire hotel when we stayed! Probably this is why the room wasn’t serviced- so no tea or coffee replacements for our second night.
